The recommendation is that the council grant consent for the $1.8 million redevelopments and restoration of the local heritage listed hotel.
Although, there are conditions to the consent including issues with the proposed driveway and stormwater construction, and the council would require detailed plans of stormwater prior to the issue of a Construction Certificate.
One of the four submissions to the council expressed concern about the stormwater runoff from the proposed driveway compromising of the the integrity of the stone wall at Stephenson’s Mill.
There were also conditional consents for the rear-lane access.
The redevelopment already has the interest of the Office of Environment and Heritage, and has been offered a heritage funding grant for the re-instatement of the verandah.
A letter addressed to the council from heritage advisor Dr Jennifer Lambert Tracey read, “With the proposed reconstruction of the balcony verandah the facade of the Hotel would present a vibrant historical presence… and set a benchmark for other commercial building restorations.”
Agent Paul McIntosh, Ray White Goulburn said, “There is a couple of interested parties, they’re both working with a syndicate and they are doing a bit more homework on it.
“The approval will help the sale and it will give them a bit of closure”.
The approval is a plus and hopefully it should secure a sale for current owner Peter Griffiths, Mr McIntosh said.
Sale of the hotel includes an unrestricted licence and the architectural plans for the restoration drawn up by Source Architects, Orange.
Director David Sutherland acknowledged the responses to its submission regarding the “contemporary addition on Roberts Street”
“The proposed new element… has been designed with reference to the existing facade and picks up base and parapet datum lines to establish the building form and the uses of rendered masonry finish seen on the original section of the hotel.”
The ordinary council meeting will be held at the council’s chambers in Crookwell on Thursday, December 20 at 6pm.
