Recent sales of properties of this type has set benchmarks as the strong demand for premium quality larger rural holdings continues.
Rural sales manager Paul McIntosh, Ray White Goulburn, said, "Astute rural buyers were attracted by the abundant water, heavy granite soils, and extensive pasture improvement program."
Auctioneer Paul Millett of Cooley Auctions negotiated a starting bid of $2.1 million, this rose in $50,000 increments before selling under the hammer at $2.45 million.
The price reflects a $3266 per acre, surpassing a recent result of by over $700 per acre.
The property attracted more than 16 inspections and at auction there was four registered bidders.
The winning bidders have an established sheep production and stud operation.
